First off the technician notified me that he was going to be a little early. I always appreciate when the provided service notifies me when they will be either late or early. Found system acting like low on refrigerant - checked heat pump driers and valves - forced system into high stage, added 6 oz r410a and checked system operation- found thermostatic expansion valve (TXV) not adjusting to refrigerant balance changes. Tried adjusting system TXV - system TXV is stuck - recommend replacement of TXV
Found system low on r-22 refrigerant estimate about 4.5 lbs down. Recommend replacement of air conditioner and coil and potentially furnace as well due to age of equipment.
Performed AC maintenance tune up service on minisplit systems checking all electrical components, refrigerant balance, unit start up, operation, shutdown, cleaning of indoor and outdoor coils, treatment of drains.
Replaced transducer. Pressure tested. Pull vac and weigh back in for 10 a refrigerant. Tested transducer pressures from board to my gauges. They were pretty much the same.
Found that pressure transducer has failed on heat pump. My Gauge pressure is showing 93psi but board is showing 14psi with system in standby. called tech support to verify issue.
Found neutral wire for condenser fan motor fell out of its crimp and was hanging in space. Refit wire to contactor and cycled to check operation. Everything came on and cycled normally.
Found system about 3 oz low on r410a refrigerant and locked out with h5 error code - p2 low pressure lock out - removed fault and cycled to check operation. Everything appears to run normally again!
Found defrost board and sensor had failed - replaced and cycled system to check operation.
Found that the wire on the coil temperature sensor for defrost was shorting to the outdoor unit when system went into defrost. Put electrical tape on wire and tested system operation. System is now working properly.

Performed fall maintenance Compressor is pulling 7 amps Outdoor fan motor is pulling 1.2 amps Blower motor is pulling 1.2 amps Temperature difference between the return and supply is 28 Capacitors are within manufacturer specifications.
Cooling tune up Compressor is pulling 8 amps Outdoor fan motor is pulling 1 amp Capacitor is within manufacturer specifications Subcool is 12 Superheat is 12 Indoor blower is pulling .8 amps Temperature difference between return and supply is 20 Cleaned indoor and outdoor coils Cleared condensate drain System is great working condition.
